When we looked for a builder for a new home my wife Terri and I designed, we found with a certain budget we could get Mark-up Pricing or Cost Plus pricing.

In other words the builder, knowing a cost plus of 20% on a $400,000 home is 80k profit, and 4 houses a year, would gross $320,000 in the profits margin.

Amazed that we could also ask for 2 bids for the same part of the home to compare sub-contractors ideas and methods.

It was a simple contract as well, marketing Kansas city with a cost plus was, in my opinion ingenious! Did I mention the  builder was also an attorney.

A note to the fluctuation of prices were also included if the market became unstable and more risky.
